Tenanta

Terms & Conditions

Last updated 15 July 2026

In short

Tenanta is a payment and property-management software platform. We are not a landlord, not a letting agent, and not a party to any tenancy or lease agreement. We do not own, inspect, manage, or guarantee any property listed or managed through the platform. Our role is limited to providing the software and payment-facilitation tools that landlords, agents and tenants use to manage rent and bills between themselves.

1. What Tenanta is

Tenanta provides software that lets property owners, agents and tenants record rent and utility bills, exchange payments via M-Pesa and other supported methods, and communicate about a tenancy. Tenanta is a technology and payment-facilitation service — it does not own, lease, broker, inspect, or manage any physical property, and it is not a party to any lease, tenancy agreement, or rental arrangement formed between a landlord/agent and a tenant using the platform.

2. No liability for the tenancy relationship

Tenanta is not responsible or liable for: the condition, safety, or legality of any property; the accuracy of any listing, description, or price; disputes between a landlord/agent and a tenant, including over deposits, damages, rent, or move-out terms; the conduct, identity, or legitimacy of any landlord, agent, or tenant; or any loss arising from a tenancy arrangement made through the platform. Users are responsible for independently verifying the other party and the property before entering into any agreement or making any payment.

3. Payments

Tenanta facilitates the transfer of funds between tenants and landlords/agents using third-party payment rails (including M-Pesa). Tenanta is not a bank and does not hold tenant or landlord funds as a deposit-taking institution. Payment delays, failures, or reversals caused by a third-party payment provider, network issue, or incorrect details supplied by a user are outside Tenanta's control and Tenanta is not liable for resulting loss. Automatic/"autopay" deductions are processed only up to a user's available credit balance on the platform and are not a guarantee of funds availability.

4. Landlord & agent responsibilities

Landlords and agents are solely responsible for complying with applicable Kenyan law, including tenancy, land, tax (KRA), and consumer protection law; for the accuracy of listings, rent, bills, and deposit terms they enter into the platform; and for holding any required licenses or authorization to manage a property, including on behalf of an owner.

5. Tenant responsibilities

Tenants are responsible for verifying a listing and landlord/agent before paying any deposit or rent, keeping their login access (phone number and one-time codes) secure, and reviewing bill and payment records for accuracy. Tenanta shows exactly what a landlord has entered into the system — it does not independently verify bill amounts or property condition.

6. Data & communication

Information entered into Tenanta (contact details, tenancy and payment records, communications) is used to operate the platform, including sending SMS/email notifications about bills, payments, and account activity. Users should not enter information they are not authorized to share.

7. Fees & plans

Landlord/agent accounts are billed according to the plan selected at sign-up (Starter, Growth, or Platinum), based on the number of houses managed. Fees are described on the pricing page and may change with notice.

8. Eligibility

You must be at least 18 years old and legally able to enter into these terms to use Tenanta, whether as a landlord, agent, or tenant.

9. Changes

These terms may be updated from time to time. Continued use of Tenanta after a change constitutes acceptance of the updated terms.
